Plain terms for a site that publishes estimates. Using the site means accepting them.
Estimates are estimates
Every price on this site is an estimate produced by a cost model, not a quote and not an offer. Only a clearance firm that has seen the property can quote you, and the figure they give may be higher or lower than ours. We explain how the model is built, and where it is weakest, on the method page.
We work to keep the figures accurate and date-stamp when they were last verified, but we do not warrant that they are correct or current, and we are not liable for decisions taken on the basis of them. Get a written quote before committing to anything.
Not professional advice
Nothing here is legal, tax or probate advice. Our pages on clearing a property after a death describe what commonly happens; they do not tell you what your duties as an executor or administrator are. Where an estate, a tenancy or HMRC is involved, take proper advice.
The clearance firm is not us
Submitting the quote form passes your enquiry to an independent house clearance company, as described in how the site is funded and the privacy notice. Any work you go on to agree is a contract between you and that company. We are not a party to it, we do not supervise the work, and we are not responsible for its quality, pricing, timing or conduct. Check that whoever clears your property is a registered waste carrier — the Environment Agency register is public and free to search, and fly-tipped waste traced back to you is your liability.
Third-party information
We name published cost guides, charities, councils and government sources so you can check our working. We do not control those sites and are not responsible for their content or their policies, which change. Where we quote a figure from one, we say when we read it.
Using our content
The text, the cost model and the tables on this site belong to Known By One, LLC. Quote us with a link, by all means. Do not republish pages wholesale or pass the cost model off as your own.
