Estimates are estimates

Every price on this site is an estimate produced by a cost model, not a quote and not an offer. Only a clearance firm that has seen the property can quote you, and the figure they give may be higher or lower than ours. We explain how the model is built, and where it is weakest, on the method page. We date-stamp when the figures were last verified, but prices change. Get a written quote before committing to anything.

Not professional advice

Nothing here is legal, tax or probate advice. Our pages on clearing a property after a death describe what commonly happens; they do not tell you what your duties as an executor or administrator are. Where an estate, a tenancy or HMRC is involved, take proper advice.

What we do when you send an enquiry

We are an introducer, not a clearance company. When you send the quote form, we introduce you to one independent firm that carries out house clearances, so they can contact you and quote. An enquiry is a request for that introduction. It is not an instruction to clear anything, and we do not guarantee an introduction, a quote, a visit or a particular response time. We may decline any enquiry.

The clearance firm is not us

The firm is an independent business, not our employee, agent or subcontractor. Any work you agree is a contract between you and that firm. We are not a party to it, we do not supervise the work, and the firm alone is responsible for its quote, its conduct and the quality and timing of the work.

Check that whoever clears your property is a registered waste carrier. The Environment Agency register is public and free to search, and fly-tipped waste traced back to you is your liability.

Fees

We do not charge you anything. The firm sets its own price. The firm may pay us a fee if you instruct them. That does not oblige you to accept their quote.

Your part

• Be 18 or over, and entitled to arrange the clearance of the property or to ask about it.
• Give accurate information, and tell us if something material was wrong.
• Do not submit someone else’s details without their authority.
• Read the firm’s quote and terms before you instruct it.

You can withdraw an enquiry by emailing contact@houseclearancecost.co.uk. If it has already been passed on, you may also need to tell the firm.

Our liability

Nothing in these terms limits liability that cannot lawfully be limited, including for fraud, or for death or personal injury caused by negligence, and nothing affects your statutory rights as a consumer.

Subject to that, we are responsible only for loss that is a foreseeable result of our failing to use reasonable care and skill in publishing this site or making an introduction. We are not responsible for anything the firm does or fails to do, for loss caused by information you gave us that was wrong, or for events outside our reasonable control.

Third-party information

We name published cost guides, charities, councils and government sources so you can check our working. We do not control those sites and are not responsible for their content or their policies, which change. Where we quote a figure from one, we say when we read it.

Using our content

The text, the cost model and the tables on this site belong to Known By One, LLC. Quote us with a link, by all means. Do not republish pages wholesale or pass the cost model off as your own.

Complaints

Complaints about the site or an introduction go to contact@houseclearancecost.co.uk. Complaints about the clearance itself go to the firm.

Law and changes

These terms are governed by the law of England and Wales, and its courts have jurisdiction, except that if you live in Scotland or Northern Ireland you may also bring proceedings in your local courts. The terms in force when you send an enquiry apply to that enquiry. Your details are handled as the privacy notice describes.
